M'abonnerSince 2009, having its boiler checked once a year is an obligation for boilers from 4 to 400 kW fuelled by gaseous, liquid or solid fuels (Decree No. 2009-649 of 9 June 2009).

J'y vaisTenant or owner: who has to maintain the boiler?
The maintenance of an individual unit must be taken care of by the owner or tenant of the dwelling (unless otherwise stipulated in the lease).
The first overhaul shall be carried out no later than one calendar year after the installation or replacement of the device by a qualified professional. The complete list of checkpoints is detailed in an order of 15 September 2009.
The heating operator carries out the cleaning and adjustment, checks the connection and tightness of the flue for combustion products and evaluates the efficiency (power) of the boiler.
It also measures pollutant emissions, including carbon monoxide content.

Once the overhaul has been carried out, the customer receives a certificate of maintenance from the professional, together with a notification specifying any changes to be made to the installation in order to ensure its smooth operation.
This document, submitted within 15 days of the visit, must be kept for at least two years.
In addition, maintenance saves energy (5 to 10%) and makes the device last.
The advantages of the maintenance contract
When signing a maintenance contract, the individual does not have to worry about the organisation of the visit, which will be automatically programmed by the professional.
The contract is renewed every year by tacit renewal, except for denouncing it by sending a registered letter. Often, it also includes troubleshooting interventions, within an agreed time frame and clearly defined conditions (hourly cost, travel, etc.).
The contract can also offer the first hour of free intervention and include the chimney flushing service.
Plan from €80 to €190 per year
The rates for maintenance contracts vary according to the facility and the geographical area.
"the cost is higher for condensing boilers. Incorporating more electronic components, these require good professional training", explains Emmanuel Martin, adding that the VAT rate is reduced to 10% for dwellings over two years old. Contracts for these models therefore require between €140 and €190, compared with €80 to €130 for low-temperature boilers.
The extra cost of €25 to €50 compared to a simple review visit is minimal given the travel costs charged in the event of a breakdown, ranging from €30 to €60.
